“Having been impressed by the level of
due diligence undertaken by MHK, I made my own
inspection visit to Sofia, from which I returned
just over week ago.
In summary, my own investigations substantiated
the report presented by MHK in every regard. On
the strength of what I learnt about the development,
and the city of Sofia itself, I have invested
in a penthouse apartment.
All my dealings with MHK and their recommended
lawyers have been faultless and I was particularly
impressed by the assistance provided in arranging
my visit to Bulgaria.
My site visit revealed that construction is well
advanced (I was surprised, but pleased, to see
work being carried out on the Sunday of a bank
holiday!), and the apartments do have excellent
views of Mt Vitosha. The mountain itself, Sofia's
prime residential and recreational area, is a
couple of minutes drive away. The 'villages' on
the slopes are home to the most expensive properties
in Sofia, where many expats live.
The project is situated in a fast developing
area, close to the burgeoning business park, the
airport, and embassy quarters, whilst only being
a few minutes from downtown Sofia.
I have kept copies of local property press which
indicate that proposed developments in the vicinity
of Mountain View are now commanding between €1,300
and €1,600 psm. On this basis Mountain View represents
good value.
The vast majority of locals live in communist
built blocks, and new builds are considered to
be highly desirable. The Bulgarian economy is
growing fast, and unemployment in Sofia is almost
nil. Entry into the EU has been approved and is
likely to be early next year, and ought to provide
a further boost.
Sofia itself is a surprisingly cosmopolitan city,
and evidence of investment from western Europe
can be seen in the smart shopping areas and brand
new shopping malls, where Nike, Mango, M&S, and
Replay were just a few of the brands I noticed.
There is clearly still poverty, but plenty to
suggest that Bulgaria is set to prosper.
Having been keen to add a Bulgarian property
to my portfolio I feel confident that my apartment
in Mountain View represents a solid investment,
primarily in terms of capital growth, but also
for rental income in the medium to long term."
